Founded in 1984, Knollwood Park Villas is a home owner's association of 85 residences. We have a beautiful development with plenty of mature trees, common area islands and strong rules to maintain the development's appearance. The main entrance gate is at Gumwood Road, while there is another entrance at Adams Road, which is chained closed except when needed, typically during road or main gate maintenance. The main gate is closed from 8 PM to 4 AM requiring a passcode for entry, except during winter weather when the gate may be kept open overnight to enable snow plowing.
The Association has a monthly assessment of $285 (last raised in October, 2021) due on the first of the month (a form for automatic monthly deduction from a member's bank account is available on the Resources page), which provides the following services to residents: weekly grass cutting of resident yards, the five islands and the common area; as needed edging, fertilizer, weed and insect control of all grassy areas and spraying for weeds on walks and curbs; weeding of all flower bed areas both around homes, within the five islands and the common area; twice annual shrub trimming and gutter cleaning; annual mulching in Spring; general landscape cleanup once in Spring and twice in Fall; annual planting of flowers within the five islands and the common area; annual startup and shutdown (blowing out) of resident irrigation (sprinkler) systems from outside of each home (residents are responsible for turning on and off the basement water valve in Spring and Fall, respectively, to enable startup and shutdown); maintenance of each island and common area irrigation system; as needed snow plowing of roads, driveways and front door walkway and porch once snow accumulation exceeds 2"; maintenance of subdivision streets and electronic gate at main entrance.

Some highlights include member responsibility for large tree trimming and branch removal, staining of villa exterior every 6 years with owner choice from 6 of 8 permissible colors as neighboring villa colors must be different. There is a required roofing shingle and all villas must use cedar for exterior wood repairs, which is recommended prior to staining every sixth year. All exterior villa changes must be approved by the Architectural Control Committee (ACC) of the Association. Landscape changes such as layout of flower beds, tree planting or removal as well as placement of backyard garden ornamentation such as a trellis also requires ACC approval. The Association has an annual meeting in the Fall when the prior year minutes, current year budget, any proposed changes to the officers of the association and other matters are raised for a vote by members. As the meeting typically takes place in mid-September, but the Association fiscal year runs until September 30th, a final updated fiscal statement is provided in early October. The Contacts page of this site lists the current officers of the association and the end year of their current terms as well as 8 area liaisons who, as a nearby neighbors, serve as an alternative contact for each member of the association in addition to those serving on the Board and the ACC. All representatives listed on the Contacts page are displayed with a generic website-specific email address to both aid in concurrency as officers and liaisons are replaced and to provide privacy given that non-members have access to this website. A password protected member directory with actual contact information to include email address(es) and phone number(s), when provided, is available for download from the Resources page. The Association is part of Clay Township within St. Joseph County, Indiana. Our Fire Department is Clay Township while our Police Department is St. Joseph County. Recycling pick up is every other Tuesday and provided by Borden, the fee for which is billed annually with your property taxes in May and November for the prior fiscal year. Weekly trash pickup is at owner expense and providers include Borden (Thursdays), Michiana now LRS (Thursdays), Republic (?) and Waste Management (Wednesdays). Electricity is provided by Indiana Michigan Power part of AEP. Natural gas is provided by NIPSCO (Northern Indiana Public Service Company). Cable, Internet and Satellite TV service providers include AT&T, Comcast, Dish Network and Starlink.
